Services to assist with your Self Build, Conversion or Restoration Project

We can provide a wide range of services to assist with the creation of your new home or grand design. From initial site finding and assessments of suitable plots or buildings, we can guide you through the complex planning system and beyond to your finished home.

As Code for Sustainable Homes Assessors, we can also advise and design your new home from the initial phases to ensure that the Code requirements are incorporated in the most efficient and cost effective way.

From the 1st September 2010, all new dwellings in Wales have to be constructed to a minimum of Level 3 (albeit with a higher energy saving) of the Code for Sustainable Homes. From October 2010 all new dwellings will be required to meet an improved energy performance in relation to the Building Regulations. Early consideration and adoption of these aspects will prevent costly delays or amendments to the project.

We also work with a range of local craftsmen and suppliers including cost effective bespoke kitchens, ironmongery, internal doors, sanitary ware and windows. As part of our service we would look to introduce and integrate these aspects into the earlier design stages.

Financial Aspects of creating your new bespoke home

Cost is always an important issue and within the overall project cost you will need to budget for the land and the construction costs, but also professional services, landscaping, warranties, statutory fees (planning and building regulations) and contingencies.

We can assist you with a range of financial aspects and work with you to design a project that makes best use of your budget, however big or small that may be. We can also work to develop a project cost breakdown to illustrate the overall costs and how each element fits into the project.

Our fees are based on the level of service and scope of works and generally work on a fixed, percentage or hourly rate basis depending upon project and client preferences. Packages of work can be small, including assistance with finding or evaluating a suitable site.

The tax aspects of building a new house can be advantageous, and you should seek independent advice, but when you create a new build house (or other eligible works) you may be able to claim the VAT back on some or all of the costs. There are also other tax benefits, including principle private residence relief etc. More information can be found from your local Tax or VAT office (put up link).
